Manage the financial aspects of local real estate portfolio, including owned properties, leased facilities, and capital projects
Perform comprehensive financial planning, analysis, reporting, and strategic support specifically related to real estate assets and operations
Leverage deep financial acumen combined with a strong understanding of corporate real estate dynamics to optimize costs, enhance portfolio value, ensure compliance with lease accounting standards, and provide actionable insights to support strategic business decisions related to real estate
Lead the development of annual operating budgets and long-term capital plans for the Bank’s portfolio.
Prepare detailed financial forecasts for lease expenses, property operating costs, capital expenditures, and potential revenues from real estate assets.
Develop financial models for real estate transactions, including lease vs. buy analysis, site selection, build-to-suit projects, and asset acquisition/disposition.
Analyze real estate portfolio performance, identifying opportunities for cost savings, operational efficiencies, and value creation (e.g. space utilization, energy consumption, maintenance costs).
Prepare and present accurate and timely financial reports specific to the real estate portfolio (e.g., portfolio cost summaries, CapEx reports, lease expense analyses, occupancy costs).
Ensure strict compliance with accounting standards, including proper classification, valuation, and disclosure of leases on the balance sheet.
Oversee the management of lease data within financial and real estate management systems to ensure accuracy for reporting and compliance.
Support internal and external audits related to real estate assets, liabilities, and expenses.
Oversee the accurate recording and reconciliation of all real estate-related transactions, including rent payments, property taxes, common area maintenance charges, utilities, and capital project costs.
Monitor and manage real estate payables and receivables.
Provide financial insights and recommendations to support lease negotiations, renewals, early terminations, and property acquisitions/dispositions.
Support the development and implementation of real estate strategies aligned with overall corporate objectives.
Assist in the financial oversight of external real estate service providers (e.g. brokers, property managers, renovation and maintenance firms), ensuring adherence to contractual terms and budget.
Review facility and real estate related third party invoices and financial statements
Leverage real estate management software capabilities to maximize efficiency and accuracy.
Supervise the finance team of Facility Management Department
Requirements
University graduate or above in Finance or Accounting; OR
HKICPA / ACCA or equivalent professional qualifications OR
10+ years experience with exposure in corporate real estate covering:
Sound knowledge in accounting operations and able to lead a team to ensure excellent accounting services provided;
Good understanding of relevant accounting and taxation policies, procedures, practices and rules;
Strong analytical skill on financial information;
A team player with good communication skills and risk awareness
Good PC skills in MS Office including Word, Excel and PowerPoint
Good command of both spoken and written English and Chinese.
